We accept payments online using Visa, MasterCard & AMEX credit/debit card in AED

Payment by card using AMEX is subject to 1.5% processing fee

BOOKING CANCELLATION BY THE CLIENT

Any cancellation or amendment request must be sent to us in writing, by email, fax or post, and will take effect on the day we receive the request.

You will be liable to pay the cancellation or amendment charges shown below.

More than 7 days before arrival = Free Cancellation.
Less than 7 days before arrival = 100% of the booking price. (Fully non-refundable)

There will be no refunds if the client voluntarily decides to stop using the services included in the holiday before the end of his/her stay.

Non-Refundable Policy will apply for any stay dates passing by 27th of December to 2nd of January (NYE Period)

No check-ins/outs are allowed on 31st December or 1st January. The company reserves the right to cancel any bookings that falling within those dates.

Refunds will be done only through the Original Mode of Payment.

The security deposit will be refunded or deducted based on the final inspection of the unit, with the decision made exclusively by the company.

CHANGES BY THE COMPANY

In case the accommodation could not be occupied because of unforeseen reasons, not attributable to the company, the company has the right to substitute the original accommodation by other with the same or superior characteristics, without any additional payment.

GUESTS CREDIT NOTES VOUCHERS

DEFINITIONS

Means a document issued by the company providing credit towards future accommodation services, issued as an exception and at management discretion.

- The credit note amount is fixed.
- Bookings are subject to availability.
- This credit note is issued against the original invoice and is valid for a single booking only (one-time use).
- All credits are subject to management approval and audit verification.
- Credit Notes may be combined with bookings at a fixed minimal average daily rate and for a fixed number of nights. The Credit Note will be applied to reduce the total accommodation charges at the agreed fixed rate.
- The validity period of each Credit Note is determined on a case-by-case basis and is subject to management approval. The specific expiration date shall be clearly indicated on the Credit Note voucher itself; post to the expiry the Credit Note has no value and cannot be used or redeemed.

In compliance with the Organic Law 15/1999 of 13th December, on Protection of Personal Data ("LOPD"), we inform that, through the completion of forms, your personal details will be incorporated and held in the company files, with the purpose of being able to offer and provide you with our services. In addition, we inform you of the possibility to exercise the right of access, rectification, cancellation and opposition with regard to your personal data, the company being responsible for the file.

EDEN’S Homes & Villas will not deal or provide any services or product to any of OFAC (Office of Foreign Asset Control) sanctions countries in accordance with the law of UAE.

Any purchase, dispute or claim arising out of or in connection with this website shall be governed and construed in accordance with the laws or UAE

ACCOMMODATION RULES AND REGULATIONS:

All Passport/Emirates ID copies for occupants must be registered with EDEN'S Homes & Villas for submission to CID/Dubai police

No unregistered guests are allowed after midnight

Pets are not permitted indoor

Smoking is not permitted indoor; in case of any signs of smoking inside the apartment, the whole deposit will be confiscated

Parties and loud music are strictly forbidden; in case of any surrounding community complains the whole deposit will be confiscated

Any offensive noise is prohibited and might result in termination of permission to occupy, eviction, loss of rental paid and security deposit

Loss of accommodation keys, remote controls, and any access card will be charged to the security deposit paid upon check-in

Any illegal activity inside the apartment or on the premises of the building is cause for the tenancy contract termination without refund of both, the rental amount and the security deposit

Check-in time is 3 pm. Check-out time is 12 noon. early check-in and late check-out are subject to 50% charges of the daily rate

All extensions to be requested 24 hours prior to the original departure date, extensions are subject to availability, all extension payments are to be collected prior to the new booking period

Cash deposits will be refunded in cash, Credit cards will be refunded to the credit card used within 14 working days from the departure date.

Same day check out on special occasions / holidays is not permitted.
